Cheltenham Festival - Spring Arrivals and Suites Launch at Watermarque

McGarrell Reilly were delighted to recently invite many of Dublin's leading office agents for an afternoon of racing, live from the Cheltenham National Hunt festival and hosted at their prestigious Watermarque Building on the Ringsend Road in Dublin 4, the main purpose of the afternoon being to update the office market on the letting progress of the building and recent changes to the building. Also attended by the latest tenants in the building, the Lawrence Life, the afternoon provided the agents with an enjoyable atmosphere to take in the quality of space remaining on offer whilst also watching the racing via erected tv screens together with an on-site bookie, some free bets and catering. Both the company's chairman, Sean Reilly and director of the Group's Investment Division, Andrew Cunningham used the opportunity to update the office agents on the current status of the building which now has over half its total sqm 9,954 sqm let to AAA tenants, Pfizer (4,671 sqm in east wing) and the aforementioned Lawrence Life (560 sqm in west wing penthouse). Both tenants re-located to the building from locations nearby overlooking the Grand Canal Docks and McGarrell Reilly believe this, more than anything, emphasises the exceptional value on offer to tenants at the Watermarque Building while still delivering the locational benefits of the Grand Canal Docks which is a mere 5 minute walk from the building.
New marketing brochures and digital video brochures were used to highlight both the new occupiers, recent upgrades to the buildings reception and increased landscaped planting along the front elevation, features of the McGarrell Reilly hands-on approach to their buildings. Combined with the afternoon being hosted at first floor level to demonstrate the superb views from the building, both forms of updated marketing media showed in a clear and very visual sense, the close proximity of the building to all of the various new amenities in the area including the new Libeskind Theatre, O2 arena, Lansdowne Road, Grand Canal Docks Hotel which have and will add to the existing amenities such as the Sportsco and Shelbourne Park. Proximity to the Port Tunnel, Grand Canal Docks and Ballsbridge are also clearly illustrated.Overlooking the new Arup HQ in Ireland, the opportunity was also taken to highlight that McGarrell Reilly have now also launched the concept of smaller office suites on the second floor of the building from 99 sqm up to 220 sqm. This simple concept will allow smaller tenants to benefit from locating in a prestigious headquarter building while also benefiting from increased efficiencies by using shared facilities such as reception, a fully equipped board room with video conferencing, kitchen and convenient smoking terrace. Conceived as a hybrid between service offices and conventional offices, the floor will allow space that is used less frequently by tenants, such as boardrooms, to be pooled together while individual suites will allow for incorporation of private meeting or executive rooms. The solution is intended to be more long-term than serviced offices while offering the benefits of both concepts at a mid-range pricing. Further details on the pricing of suites will be issued by McGarrell Reilly in due course and the new marketing material can be downloaded from our agents website at www.cbre.ie (under their office letting, Dublin 4 section).
