CityNorth Business Campus - Millmount Pharmaceutical become latest tenants for CityNorth Business Campus

McGarrell Reilly are delighted to announce the signing of Millmount Healthcare Limited as the latest tenants for CityNorth Business Campus, Exit7 M1, Stamullen, Co.Meath. Kelly Walsh secured the deal for Unit 7 CityNorth Business Campus, a detached warehouse building extending to 4,046sq.m (43,550 sq.ft) on a 25 year lease, at a headline rent of €64.58 per sq.m (€6 per sq.ft. Millmount Healthcare Limited has also agreed an option to purchase the unit at a future date.
Unit 7, a state of the art facility, constructed on a site of 1.23 Ha has a generous marshalling area and car parking for up to 42 cars. The unit was pre-sold to an investor and subsequently let by Kelly Walsh, acting jointly for the investor and McGarrell Reilly; it was completed in October 2009 and is finished to an exceptionally high standard. The eaves height is 10 meters and four dock loading facilities together with one at grade roller shutter door. There are bright spacious offices over two levels to the front of the building and toilet facilities on both levels.
Millmount Healthcare Limited is a successful privately-owned Irish company, providing a contract packaging/manufacturing service to pharmaceutical, veterinary and healthcare companies in Ireland and across the Eurozone. The company is entering into its tenth year of business, having received its Irish Medicine Board (IMB) licence in 2000. Millmount Healthcare has become a valuable partner to some of the biggest blue chip pharmaceutical companies in Ireland and throughout the Eurozone, thanks in no small part to the leadership of Managing Director and Owner, Pascal Keogh.
Millmount Healthcare currently has two plants, one in Donore Road Industrial Estate and a second at Marleys Lane, Drogheda. With the opening of its new 4,046sq.m (44,000 sq. ft) manufacturing facility in Stamullen, Co. Meath incorporating clean rooms and warehousing, 2010 looks set to be a landmark year in the relatively short history of the Drogheda-based company. Millmount Healthcare Limited will contribute to CityNorth becoming an economic hub for the area which is consistent with the Fourth Generation business campus model of CityNorth, where employment generating uses, are provided together with the range of amenities and services, such as the CityNorth Hotel. The new manufacturing facility will triple the manufacturing capabilities at Millmount Healthcare, whilst providing new employment opportunities in the area.
Another key factor in their decision to relocate is the CityNorthHotel (4 star) which provides an ideal meeting place for Wedding, hosting and entertaining clients. The Hotel comprises 128 bedrooms, 12 meeting rooms, restaurant, public bar and function room to cater for 800 guests
Future phases of the 98 acre campus will include offices, showrooms, a petrol station and other complimentary uses to the Business Campus. CityNorth is developing as a major mixed use 4th Generation Business Campus where a multi use destination provides a Live and Work Campus at the Gateway to Dublin, together with the adjoining settlement of Stamullen. This is a sustainable solution to the spatial division of work, live and leisure.
CityNorth has recently welcomed a number of other new tenants to the campus including PRM Group, Focus Scientific Solutions and Simtone Ireland. These companies have relocated to CityNorth Business Campus due to the location and accessibility of the Campus as well as the high standard of buildings and landscaping on site. Kelly Walsh are confident of announcing another significant operator in the coming months based on the quality of enquiries.

Mathew’s Coaches operate a bus hub from CityNorth, where a number of their routes strategically connect, including the IFSC Dublin to Drogheda and Dundalk, and Parnell Street, Dublin to Bettystown / Laytown whereby passengers can alight from one service and transfer to a different bus and onward to a separate location.
