CityNorth Petrol Station

back

Kelly Walsh have been instructed by the McGarrell Reilly Group to market a Petrol Filling Station site located within CityNorth Business Campus, just south of Drogheda immediately adjacent to Exit 7 (Drogheda South) on the M1. The CityNorth Campus is a highly accessible location with high quality landscaped environment. The Campus is a 4th Generation Business Park with a complementary mix of commercial, leisure and services at a location proximate to residential community and offers live/work at a multi modal interchange.

Full planning permission was granted by Meath County Council earlier this month. This state of the art facility, which is located on a site of approximately 1.75 acres, provides for both car and truck refuelling areas with a total of 6 number petrol pump islands with 12 pumps, the petrol station building extending to approximately 394 sq. m together with associated car parking spaces and car wash facilities.

The service station represents the next development stage in this new fourth generation business campus. This release comes on the back of the recent letting to Millmount Healthcare within the Park who have joined other new tenants in the Campus including PRM Group, Focus Scientific Solutions and S&S Sky Installations. These companies have relocated to CityNorth Business Campus due to the location and accessibility of the campus as well as the high standard of buildings and landscaping on site.

This site represents a unique opportunity for a service station operator to occupy a site immediately off the M1 Motorway and avail of the high volumes of passing traffic. The Station will be highly visible from both the M1 Motorway and Drogheda South interchange, being situated along the entrance road to the campus which is accessed directly from the interchange, the last exit for Dublin-Drogheda commuters before the toll booths. Traffic flow figures for the M1 indicate approximately AADT (Average Annual Daily Traffic) of 28,424 vehicles passed along the M1 immediately north of the Drogheda South Interchange (Exit 7) while approximately AADT (Average Annual Daily Traffic) of 43,767 vehicles passed to the south of the said junction.

Jeremy Kelly of Kelly Walsh has been instructed to either sell the site or enter into a lease agreement for the completed facility with a suitable operator. The gateway to CityNorth is the 4 star CityNorth Hotel, with 125 bedrooms, conference facilities for up to 800 guests and restaurant and bar facilities.

Location and transport links are two of the main features of CityNorth. The campus is located at a strategic location in terms of transport links and also being in the southeastern economic corridor and on the M1, Euro route. A significant feature of the Campus is its accessibility to international and national transport links from which the proposed service station will greatly benefit. CityNorth is within 20 minutes of Dublin Port Tunnel, the M50 and Dublin Airport and is 60 minutes drive from Belfast.

CityNorth is a McGarrell Reilly Group Development. The Group was established in 1981 and encompasses new homes, property investment, property development and contracting. Commercial projects include the Watermarque Building, South Lotts Road and the Iveagh Court Complex, Harcourt Street, Dublin 2. The Group also has a strong reputation for new home development which includes Lusk Village, Lusk, the Steeplechase New Homes, Ratoath, the Stepaside Park Dublin 18 and Marlmount New Homes, Dundalk.
