New marketing suite at Spitalerhof, Hamburg
Prime Offices to Let in Hamburg
Since acquiring Spitalerhof, amixed retail and office building occupying an excellent, landmark corner site on one of Hamburg's prime shopping streets but also within the core city office district of Altstand, McGarrell Reilly have embarked on a program of upgrading and re-letting the vacant office space, bringing their usual attention to detail and hands-on approach. Significant lettings to tenants such as Ameropa, Skuld, Stern-Wywiol Gruppe, Würtenbergische und Badische have been secured who join pre-existing tenants such as Agora (Regus) and Estetica.
Having conducted a thorough research of occupier needs within the office market of Hamburg, McGarrell Reilly set about designing a marketing suite to aid potential occupiers in getting a true sense of the potential for the office space. Some of the previous occupier fit-outs had not displayed the high quality of the office space which is arranged in an E shape to maximise natural light whilst also having sufficient height to facilitate raised floors and chilled ceilings. With private external courtyards/gardens, the building also benefits from an excellent car parking provision of over 130 secure spaces.
Opened with a launch attended by a large number of professionals operating in the property market within Hamburg, the marketing suite (which was designed in association with architects GRS Reimer) received a very positive reception from the audience who enjoyed a buffet accompanied by music and an introduction to the building by the Jochen Saar, head of the Group's German subsidiary, Alcove Spitaler GmbH.
Located within 100 meters of the Hauptbahnhof, the property enjoys return frontage to Kurze Mühren with a separate wing fronting onto Lilienstraße to the rear, both of those streets having seen significant improvements and new developments of late. With offices ranging from 100 sqm all the way up to 6,100 sqm in size available at competitive terms, strong interest has been registered in the building, particularly since the launch of the marketing suite.
