Charlemont Square has been designed to become the mixed use focal point of the area. Clever urban design and streetscape by leading architects Henry J Lyons and MCORM will create an eye catching scheme with new public realm and pedestrianised landscaping, designed by Cameo, providing a natural permeability to the scheme. The central piece of the public realm will be a new central square hosting cultural events and recreational uses. The retail space at street level will incorporate convenience retail, food and beverage uses, and an art studio supplementing the residential apartments and office accommodation.

The development will provide approximately 355,000 sq ft of Grade A office space over two office blocks, 30,000 sq ft of retail space and over 280 apartments across six blocks.

The office accommodation will provide efficient floor plates with suspended ceilings with 650mm void, 150mm raised access floors and minimised internal columns with 12m clear spans. Roof terraces and tenant facilities including secure basement car parking and bicycle spaces, showers and drying facilities will be provided. The scheme will have a target WireScore rating of Platinum, LEED Gold, and an A3 BER rating. 

Over 30,000 sq ft of retail accommodation will be delivered around the central square providing for a range of convenience retail, cafe, and restaurant uses. The development is already home to McCauley Health and Beauty and Atelier Maser, a studio/gallery space home to internationally renowned Irish artist Maser.  

A further 200 apartments will delivered across three blocks, on top of 79 units already delivered on site. The apartments will consist of a unique collection of luxury one, two and three bedroom units. The Locks will bring canalside living to Charlemont, one of Dublin's most vibrant, creative and artistic communities.
